The two follow-up questions that save people money

1. "The map says X, but my lender requires insurance anyway." Your lender's determination may predate a map change — thousands of Bay Area homes were removed from high-risk zones by levee accreditations and map revisions. The current mapping, documented with FIRM panel citations, is what forces a re-determination. That's our Already-Out Packet.

2. "The map says AE — is my ground actually below the flood elevation?" Often it isn't. FEMA removes individual structures that sit at or above the Base Flood Elevation via a no-fee Letter of Map Amendment. We measure your property against the BFE with USGS LiDAR for $129, before you spend surveyor money.

Why our lookup instead of the FEMA map viewer?

FEMA's viewer shows you the zone. It doesn't tell you whether nearby homes have map amendments on record, whether your area was changed by a map revision, or whether your situation is worth challenging — which is the question you're actually asking.
